I realized that i had a knack for staging homes when I was planning on selling my first condo in 2006. The housing market was bad; crashed was the word that was used. I was really worried that I wouldn't be able to sell my place and buy a bigger home to support my growing family. I decided that I needed to make my home look as clean and as impersonal as I could. Yes, I said impersonal.
Why, you might ask? When staging a home that you want someone else to buy, you have to realize that they have to be able to see themselves living in that home, with their family.
If the home is too personal, meaning having pictures and keepsakes from your family in it, the potential buyers may not be able to see their own families living in that home and creating their own memories there. This is why this process needs to be "feelings free." We need to put away those family photos and drawings our now college age children drew us when they were five. We need to separate ourselves from those feelings and put on our selling caps! Staging is about three things: Decluttering, Depersonalizing and staging!
Think about what you currently have on your bathroom counter. Is it deodorant, toothbrushes, and makeup or razors? If so, you need to rethink these displays on your counter. Are there cleaning sprays and sponges? When someone walks into your home for the first time, they do not want to see your every day grooming tools. They also don't want to think about cleaning! They want a clean surface with either nothing or just decorative items. Think of a high-end hotel or spa. This is what you want people to feel like they're walking into when they enter your lavatory. Nothing to do but relax!
This space is an open concept living room, dining room and kitchen. The ceilings are high, which makes it feel larger than it is. This space is actually fairly small. The cohesive colors and minimalistic design makes this space feel large but cozy. Warming up the neutrals of brown, gray, and cream with live plants was a great way to make this space feel more intimate and inviting. The money is in the details!
This bedroom is fairly small, however, it has some large furniture in it, which can really close in a space. You might be wondering how we made this space feel so much larger than it was? It's all in the minimalistic design and coordinating colors. This entire room is completed in blues, grays and whites, which brings the design together and makes a purposeful color scheme, which helped the room maintain it's larger than life size.
